The Project

A structurally advantaged development

Voltic DC is positioned to develop a 500MW to 1GW+ AI data centre on a 20 ha brownfield site in the Hunter Valley — with 10 ha of exclusive access — and access to some of the most significant transmission infrastructure available to any development site in NSW.

The site benefits from established easements and existing water and telecommunications infrastructure — providing a structural advantage over greenfield sites that reduces development complexity and accelerates project readiness.

Voltic holds a cooperation agreement with Verdant Earth Technologies, the owner of the adjacent Redbank Power Station, providing access to shared infrastructure and land to maximise data centre capacity.

The Site

Hunter Valley — infrastructure advantages

Voltic DC is one of the few sites in NSW capable of accessing multiple large-scale transmission lines, offering reliability and power capacity that is nearly impossible to achieve elsewhere within the state.

Transmission Access

The site has direct access to multiple high-voltage transmission lines, including both distribution and high-capacity transmission infrastructure. An additional major transmission project is under development within close proximity to the site, further strengthening long-term power availability.

The site is located within a designated Renewable Energy Zone, with access to an existing substation that materially reduces connection lead times compared to greenfield alternatives.

Water

Hunter River Access

The site has access to high-volume water supply via an existing easement and pipeline to the Hunter River, with cooperation arrangements in place to utilise existing infrastructure. Water rights will be acquired to suit the scale of the development as it progresses.

Connectivity

Telecommunications

Telecommunications infrastructure is located directly adjacent to the site, connecting to a major regional exchange with multiple carriers and fibre networks available. Further connectivity will be added as part of the adjacent transmission project.

Adjacent Asset

Redbank Power Station

The site is adjacent to the 151MW Redbank Power Station in Warkworth, NSW, owned by Verdant Earth Technologies. Verdant is pursuing a conversion of the station from coal to biomass, enabling renewable electricity generation. Following any restart, Voltic and Verdant will assess commercial co-benefits including potential power supply arrangements and shared site infrastructure.

Market Context

AI is driving unprecedented demand

Australia faces a near-term shortage of AI-ready data centre capacity. Existing facilities are largely not configured for AI workloads, and new supply is already heavily pre-committed before delivery.

As major metro markets in Sydney and Melbourne become increasingly constrained, the next phase of data centre growth in Australia will be regional — mirroring the shift already underway in the US, where more than half of new hyperscale capacity is now being built outside major metros.

Australian data centre investment is forecast at $85bn–$135bn by 2035, with data centres projected to consume 11% of Australia's electricity by 2035 — up from approximately 1% today. Microsoft, Amazon, Google and Meta are collectively deploying over $300 billion annually into AI compute infrastructure. Grid access, power availability and speed to market are the critical differentiators for sites competing to capture this demand.
